Negotiating statistics

I have often been asked by buyers - how low below the asking price can we bid?  The sellers of course want to know - how much buffer should I leave for negotiation when I list my house for sale?  My answer would be - depends on the market.  For all single family homes sold in 3 townships in Downingtown schools over the last 3 months, the average difference between list price and sale price is 3%.  Please bear in mind, sellers may have started much higher and progressively reduced their list price based on their motivation.  These are list prices at time of sale.
