Byers Station, based in Chester Springs PA, is a big neighborhood of small town homes, large town homes, carriage homes, single family homes as well as large estate homes - all within the same community. It is estimated that when the entire community is completely built - it will have 1100 homes! As of Oct 2011, the public records show the community as having about 470 homes.
The neighborhood straddles two townships - West Vincent and Upper Uwchlan - not sure if West Pikeland will have some of the homes that are yet to be constructed. As a result, some homes will be in Owen J. Roberts school district, while most of the homes already built, are in Downingtown Area School District.
The community has good amenities like swimming pool, children's playgrounds, walking trails, club house, fitness center and other facilities. Currently under construction is also a second swimming pool. The community has a Home Owners Association that is managed by the Mid Atlantic Management company.
Byers Station currently has new construction by 2 builders - Orleans group and Toll Brothers.
"Estates" by Orleans Homes, and "Summit" by Toll Bros. are the communities of single family homes in West Vincent township, Owen J Roberts schools.
"Mews" at Byers Station by Orleans Homes and "Creekside" by Toll Brothers are the townhome communities in Upper Uwchlan township, Downingtown (DASD) schools. As of Nov 9, 2011, The Orleans townhomes community - Mews - is completely sold out.
It remains to be seen what new construction will continue in that neighborhood. Will the economy and real estate market encourage construction of single family homes or will the price point drop to more affordable town homes? In this large community, where new construction is likely to continue for years, how will market values of resales be impacted? Please share your comments below.
