Old World charm in a much younger, well maintained home anyone? Check out this beauty created by the famous architect John Diament for his own residence. The architect deconstructed homes and used salvaged material to create this unique retreat, made to look like a 17th century settlement house. The home has authentic 17th century colonial American wallpaper, oil stained floorboards from an old granary, John's signature bead detailing on all woodwork, kitchen backsplash tile from Moravian Pottery and Tile Works and exquisite period hardware on all doors. Usually this kind of Old World charm comes with a lot of maintenance headaches, but this home is 35 years young, well maintained and updated. Roof replaced in 1999 and recently maintained with a 1 yr transferable warranty to buyers. Geothermal heat pump installed in 2000. The home has a forced central air system and a very creative staircase design, which helps with air circulation to higher floors. Waterford porcelain propane stove in family room, Central all-house vacuuming, and laundry chute. Wood burning stove in basement and wood fireplace in living room are just some of its features. Step outside to take in the outdoors and enjoy all seasons on 3.5 acres. Jump into your very own spring-fed pond to cool off on hot summer days. There is also a dock and a boat for your pleasure. Sip a beverage on the huge wrap-around deck, grow your own herbs in the garden boxes, or rock the deck and have a weekend barbecue with friends. Warm up by the fire pit on chilly fall evenings. The pond freezes over in winter, so you can try ice-skating! Sellers have fond memories of building a fire on the frozen pond, friends sitting around it sharing stories. The home has a separate large bank barn style garage. Parking space for 3 cars in the garage, additional storage and another car in the back. 2-story shed for boats, campers or lawn equipment, which could also be a stable for barn animals. Trees like corkscrew willow, apple, flowering cherries, dogwoods, lilac, viburnum... perennials like bleeding hearts, pachysandra, peonies, daffodils, fragrant butterfly-attracting bee balm and more. Vacation at home, yet stay close to all activities, shopping and restaurants. Did I mention the award-winning Downingtown School District with the new STEM Academy, ranked No 1 of all high schools in PA? Definitely worth a visit. Sq Ft in public records is incorrect. Closer to 2600sq ft per sellers.

I purchased my first condo on my own and have found it to be a less than great experience. Currently I'm faced with being upside down in my loan (due to the market) and all the units around me have been vacant for a long time (some years)
ReplyDeleteIt also appears that the HOA has lost all interest in keeping the community clean and in proper order. So its possible that I'm faced with losses even after (or if) the market ever comes back up.
I've spoken with some financial advisors about my options and among the options; one was to sell/give the property back to the bank. I have good credit and have never been late on a payment.
I've searched and searched and can't seem to come across much information on this process, has anyone ever heard of this? and what might the consequences be if i were to go through with it?
Any information would be greatly appreciated.

ReplyDeleteMany people don't realize that buying anything directly from the builder might not get us the better deal. I am glad to find some good realtors from Dove mountain who guided me through everything.
