Rumor on the street ... only 1 builder in Byers Station?


Rumor on the street is - Orleans Home Builders, that has just completed a phase of their townhome sales in Byers Station, will be buying out Toll Bro.s' interest in that neighborhood.  Which means - in another year or so, Toll Brothers will phase out their construction and Orleans will take over the rest of new construction at this community.

What does that mean for buyers and sellers looking to buy or sell a home in this popular Chester Springs community?

Buyers  ....
Currently you can buy an Orleans single family home and Toll Bro.s townhome as well as estate home - but maybe in another year or so - Orleans may be the only option.  If you like the Toll Brothers models or prefer that builder - now is the time to get in.   If you are indifferent to the builder but do not like the current Orleans lots and prefer a different price point - wait a bit.  Their next phase may have flatter lots and different price points that may suit your budget better.  However, no guarantees for the interest rates staying at their current lows.

For Sellers - 
If you live in that community and would like to sell - if you have a Toll Brothers home, you will have less competition.  There will not be any new construction for your model, so maintain your home well, and keep it 'move in ready' to appeal to the new home buyer, and you have a slight edge.  This ofcourse means the situation will be reversed for an Orleans home seller.  You can hope that the builder will sell different models in price ranges that do not directly compete with your model.
