Settled units were significantly high in Nov - so going thru the traditional slow real estate holiday season - January Settled units are same as last year. However check out the inventory levels that continue to drop. If your Realtor is telling you that homes are flying off the shelves - they are absolutely correct.
There is a strong shift in seller confidence. Multiple bids a reminder of the boon years in real estate, Days on Market getting lower and lower and ask /sell ratios getting higher - especially among the move in ready homes in the 350k+ price range.
