Help my buyers find homes! - check in for me please.

I have discussed with many of you recently - this real estate season has been particularly low in
inventory, and buyers are having a hard time finding homes. If you know someone who wants to sell -or are even remotely thinking of selling - I am happy to follow up and see if there is a good fit.

In no particular order, this what my buyers are looking for....

250-320k - First time very young buyers, lovely engaged couple - he is a car fanatic owns 3 cars,
worked in Detroit for a few years - lovely fiance keeping him in check. So 2 car garage preferred -
open to single family or town homes...access to SEPTA train station preferred but not necessary.

250-300k Couple has been renting for too long - need a full bath and bedroom on main level. Prefer
older house with lower taxes. Open to a large radius King of Prussia to Chester Springs or
Collegeville. Single or town home is fine.

600-900k Cash buyer looking for a nicely appointed single family in Downingtown Schools. Walk out basement and pubic water and sewer, backyard privacy preferred. The wife says husband is picky -so need to please the husband.

300-400k Cash buyer - looking for a small single family with a small yard, where he can garden an
grow vegetables and fruit. Prefers close to Chester Valley trail in Exton because he loves to walk on
that trail.

450-500k - Chester Springs, updated move in ready. Downingtown schools. Mrs Buyers is a Doctor
and needs to be within certain distance of turnpike entrance for when on call. Townhome or single is
fine.

325-375k Townhome in West Chester schools - Fugett middle school a must for his daughter who
does not want to move to any other school. She has actually drawn a beautiful home with a white
picket fence and shared with me - but dad thinks town homes will be best - low maintenance.

500-650k Single Family - Downingtown West schools. Preferably move in ready, 3000+ sq ft. Wife
has a Delaware commute so East & West Brandywine, Caln, Uwchlan and West Bradford townships
work best. (as opposed to Wallace or Upper Uwchlan) Chestnut Ridge Preserve, Applecross.

150-275k Lionville Middle school area. Lovely family looking to stop renting, and start building equity.Liongate, Rhondda neighborhoods would work great. Mostly condos in this price range.

500-650k Single Family - Downingtown West schools. Preferably move in ready, 3000+ sq ft.

New Construction story - right upgrades and right timing...

I cannot tell you exactly how I will make a difference to your real estate transaction, because each transaction is unique, with different set of players and circumstances.  But I will confidently tell you, I am customer service oriented and fiercely loyal to my client's interests, so there will be a noticeable difference.  New construction is often perceived as a home purchase where the Realtor does not play much of a role.  Here is a story about how I helped a client with their new construction purchase in Applecross.  

We all know that the builder makes most of their money on upgrades...structural and design center upgrades.  This is one client who actually listened to everything I had to say.  (strange... even my own family doesn't do that!)  Valerie and Swapnil Kulkarni, bought this lovely house on my recommendation - the model, the lot, the upgrades.  2 years later, they called me to say they had to sell their home due to a job transfer!  Now, anyone who does real estate knows, that it is very very difficult to recoup purchase price within 2 years.  However the market was in our favor, the recession had ended - Downingtown schools and the Applecross neighborhood were both becoming popular.  I stopped by their home to give them an estimate for what their home would sell for.

As I walked around, I noticed that they had just the right kind of upgrades - not too much that one could not recover the amount put into them, and not too little to make the house look dull, drab an unattractive.  As I remarked on that - both burst out laughing saying... Bela, you don't remember, but we listened to every thing you told us at that time!  Long story short - we sold their home at a great price. Even after meeting all closing costs and Realtor fees, the Kulkarnis walked away with a tidy profit!

USDA loan to buy real estate

The United States Department of Agriculture gives special home loans for rural development.  You may have heard of it as a  USDA loan, which requires no down payment.  Yes - you can buy real estate without any equity contribution even today!  However, home buyers looking to avail themselves of this loan must qualify on two counts.  The home should be in the eligible rural area and the borrower must qualify based on their annual family income as well.

Check whether the home would qualify by clicking on this USDA eligibility map for PA.  The ineligible areas are shaded, so if your home falls in the unshaded area - you may qualify for a 0% down USDA loan.  The maximum family income for eligibility ranges from $78k - $93k approximately, depending on the county.   The neat thing about this loan is that apart form a great interest rate, the PMI for a USDA loan is much smaller than FHA's PMI.   There are some upfront fees though, which can be added to the total amount borrowed - allowing the buyer to borrow up to 103% of the home's value.  Your mortgage advisor can help you further, with your specific real estate transaction.

The Applecross development in Downingtown qualifies for USDA rural loans.  While it is great to take advantage, financial prudence says it is better to have some cash reserves before considering home purchase. Food for thought...

Applecross Country Club's Golf Course makes news!

Applecross country club is the new neighborhood of town homes, single family and estate homes built by Pulte in East Brandywine Township, Chester County.   These new construction homes are in the Downingtown school district and have been priced quite aggressively for the current market.   Expected to be fully done by 2017, the community will have over 1000 homes.  Pulte is currently marketing townhomes with 2-3 bedrooms starting at $240k and single family homes starting from $385k.


The amenities at Applecross will blow you a way.  A professional-styled practice facility, complete with putting and chipping areas, indoor and outdoor pool areas, state-of-the-art fitness center, tennis and even access to its sister-course, Talamore Country Club in nearby Ambler, Pa.  The main attraction, the golf course, was recently reviewed as one of the best designs of course architect Jack Niklaus - designed by his son Mike.  


The amenities make the Home Owners Association fees higher, which is a deterrent for some buyers. but the golf course has been the deal sealer for many empty nesters who love to golf!  For a list of all golf courses in the Downingtown area - click here.
