Success Story - Location and lot trumps fancy kitchen and baths



Here is a special success story. When buying his dream home in 2013, location and a large lot were a important for my client.  The newer cookie cutter homes or townhomes in the Garnet Valley area did not appeal. The older single family homes had dated interiors which were not too exciting.  The price stretched only so far - and he ended up buying an older home, that was the perfect location for his work, and in the school district he wanted for his son. While we all love the idea of moving into a home with nice interiors, it is important to make some sacrifices in order to stay within budget.  He and I had discussed these pros and cons, and he was very comfortable with the choice he made. 

Fast forward to 2020.  In some of my recent back and forth with him - he mentioned that he had done a major overhaul to his home. When I saw photos he sent me with all the renovations, it is quite a transformation, the home looks amazing. The photos show a fabulously redone kitchen and bathroom, he moved the laundry room downstairs to make it a full bath, with some nice newer decor provided by his wife (another fantastic change in his life!) he is so happy with his updated home. Check out the before and after pics!

This is exactly what I refer to, when I tell my buyer clients - you cannot change lot and location later-but you can always update the kitchen and baths. Understand how much the big ticket updates will cost you and price the home accordingly.  Prioritize based on your current needs - and plan for enhancements later.  Above al - do not stretch the budget beyond a level of comfort.

Not only does this buyer now own his dream home, he has also increased his property value significantly with his customized renovations what a great win-win situation.  Love this story!

Going above and beyond - ofcourse!


Initial meeting - This lovely house was my sellers home for over 30 years.  Mrs. Seller knew me from a long time ago, reached out to me 7 years after we had last met or spoken, and asked if I still did real estate and if I would be willing to help sell their home.  This level of trust and confidence, based on what they knew about me before I became a Realtor, was certainly humbling and ofcourse extremely flattering!

Prepping a Home for Sale - Now started a series of decisions.  The house needed serious updating  - I made judicious suggestions, kept a close watch on their preferences, recommended my contractors, and with some awesome photography & marketing plan in place, homes was listed For Sale.  However, the market told us that they did not like a feature of the house we could not change.  Between Realtor showings and multiple Open Houses, over 50 families loved the home, but not enough to make an offer.  Renewed efforts, more creative marketing, aggressive tactics, and turns out my knowledge of local market helped with attracting the buyers, finally we have the house under contract.

Inspection negotiations - This meticulously maintained home still shows some concerns at inspections, which could potentially be high ticket repairs.  Some good negotiating, follow up, and appealing to everyone's sense of fairness, we cleared those hurdles and are now on our way to settlement.

Settlement day - Weather predictions of 2 inches - ended up with being 5 inches and total mayhem considering it was the first snow of the season.  See pic below - took me 2.5 hrs to drive 7 miles!  But those faces at settlement were totally worth it!




Post Settlement - Most people assume a Realtor's job is done.   My relation with my clients does not end at Settlement.  We had found an old mortgage on the property in the county records.  It was paid off - but the chester county records were not updated.  The lender is a bank that went out of business, and sellers are unable to provide documentation, and a large amount of 100k was escrowed y the title company!

We research and find ways to resolve this and I continue to follow up with the relevant professionals for weeks after settlement.  All the effort spay off and I get a very triumphant text message form my clients when the matter is resolved and their check arrives in the mail!!!

OK.  NOW is when we celebrate and I ask for the client to write a review....and here goes...

We highly recommend Bela Vora as a real estate sales person. She did an excellent job of giving helpful suggestions throughout the selling process. We made most of the changes that she recommended, and I am glad we did.
Bela was excellent in always coming up with a new strategy when our house wasn’t moving as we had hoped. She was always available to us or had staff to help if she was not accessable.

Before and After Photos of Home Renovations

Real Estate is Location, location, location! Recent clients really loved this Chester County location because it was central to family and friends-some in Delaware County, some in the State of Delaware and they have kids living in New York City- so access to Downingtown train station was a must.

When looking for homes they were not finding anything just right.But this house had the perfect location,size of house,great yard and a finished basement, all of these elements exactly what they were hoping to find in a home. Decor was not to there taste, inside the house was very dark and outdated. After giving this house some though, they decide to go ahead and purchase the home with plans to renovate after they moved in.

 So they moved in and in a few short months they completely redid the cosmetics....painted the entire house -new fireplace mantel and surround-new light fixtures-removed all gold hinges and door handles- redid all flooring and baseboards -stairs-removed the half wall and added  a new kitchen island.

The above picture is what the family room looked like before and after.Its hard to believe this is the same room,it looks so much brighter and open with the half wall gone which makes the room even look much larger than  before. The clients are now delighted to live there!House looks great-access to restaurants-nature and loving it!

These smiles after settlement pretty much say it all - what a success story!



These are the smiling faces of my wonderful clients who just bought their first home!  Buying a home can be daunting - but this couple did it just right in my opinion.  Did their research, engaged a knowledgeable local Realtor, asked a lot of questions, weighed all options, waited for the right home....and when they saw one they fell in love with, never hesitated a bit! 

We had to fight other buyers over multiple bids and deal with the appraisal that came in short, yet they never lost their unwavering faith in me through it all.  Always tried to understand pros and cons and trusted my advice as to the next steps.  It was a textbook case, of how a seasoned agent who is strong at negotiation, understands paperwork/contracts and is fiercely protective of the client's interests, can not only hold the deal together, but save the home buyers big $$$$! 

Yes, in a multiple bid we managed to bid just the right amount to be the winning bid, and ofcourse managed to negotiate a failed appraisal to the buyers' advantage.  The trust that these buyers had in me was truly very humbling.  You can tell I had to be on top of my game,  I just couldn't let them down.  Yet another perfect example of how you can save a lot more with the right Realtor! 

This was extra special to me because as I with with young couples like them, I see in them, my own kids a few years down the line, possibly with their significant others, going thru the same house hunting process.  So Abhi mentioned her dad is a Realtor in India... likewise, my kids may be looking for a home in another state or even another country.  I hope their experience is awesome as well, and they have such happy faces at settlement!

Christmas Party Invite - A success story


One of my favorite things about being a Realtor is when my clients share their life with me after their
transaction is done. I get pictures of their new home in another state, pictures of renovations they have done to the home they bought....invited to birthday and housewarming parties, get gifts from their travels abroad....absolutely humbled and touched by their love!

I was invited to a client's Christmas party last month. The pictures show a fabulously redone kitchen,
Marion finding just the right places to display her doll collection, a well stocked and lit bar that was
Sal's delight, finding the right spot for the family's piano....all of which we had discussed as we were
walking thru the home. To see the buyers make it their own is always priceless!

Sal and Marion invited me and my husband to their home so warmly, introduced me to their friends
and neighbors and praised my work. I could not be more proud of the job I did for them. Another
highlight of my evening was when their neighbor introduced themselves and asked me for my
business card. He said - "You did a great job for Marion and Sal...we will definitely call you when we
are ready to sell our home... we LOVE the price you got for them...your pictures were fabulous (and I
learnt later that the gentleman is a photographer by profession!)"









I had helped Sal and Marion with the sale of their home as well. I give my sellers a small Xmas
ornament from Ten Thousand Villages - made from hand-painted wood, as shown in the picture. On
the bottom is the address of the home we 'just sold'. What a great way to remember the old home as
you pull it out every Christmas! It was great joy to see the ornament on their tree along with their own personal memories, their children's artwork etc.

Gratitude - Ten Thousand Villages Home Buyer gifts



Here is a special success story.  My clients who bought a new construction house, invited me to their home about 2 months after settlement.   I have been invited to housewarmings, birthdays, dinners and lunches before...but have yet to see a home so completely transformed in 2 months!

These buyers took a blank slate and made it their own.  The house had been mostly painted, amazing built-in book case commissioned, light fixtures installed, new kitchen backsplash, window treatments, landscaping...what a flurry of activity.  The home looks fabulous, with the special treasures they have collected over the years, from all over the world.   From an empty home in builder white, to a fully furnished interior decor with updates was quite a transformation.  Amidst all this I find these 2 special pieces from Ten Thousand Villages - which blend in seamlessly with their eclectic decor.

My own home has many items of decor as well.  Shopping at a Ten Thousand Villages store gives many times -

- I get to support this 501c3 organization doing such good work
- The artisans get fair wages, good working conditions and are able to make a sustainable living
- Often supporting the art means preserving it.  If it does not find a market, the art form would perish.

Success Story! Love these...

Visited a past client yesterday. The food was great, the drink and the company excellent - however, the highlight of my evening....when she said, "Bela, I LOVE this house! It makes me so happy! I want to just come home and enjoy it everyday" To think that I helped facilitate this - 
Priceless! 

The house they bought was a multiple bid with 7 offers, and we had to handled the entire transaction gently, yet aggressively at times, to maintain my client's best interests inspite of the competition.   Also the process of selling their older home was a challenge, due to the coop agent we were dealing with and some really persistent, unfair buyers. Anyway, all ended well - both transactions were done smoothly after all.

I cherish this special handmade gift she had given me after settlement.

International Sale - Seller in Europe, Home in Chester Springs, PA.

During the real estate recession from 2009-2013,  when prices dropped, instead of selling, many homeowners became landlords.  Relocating homeowners, who could afford to hold on to their home, ended up renting it.  The rental market in the meantime was really strong and renting was a great idea, because the rent covered Mortgage+insurance+taxes+HOA fees...essentially your tenant was building equity for you!

Fast forward to 2016, when the market, especially in this part of Chester county, went back to being a sellers market.  Now, is a great time to sell, since home prices have mostly recovered.  The key to getting a premium price for a home is location, local demand/supply and condition of the house.

The home has now aged, and no matter how well the tenant has maintained it, the home shows wear and tear.  Lets face it, homes require constant maintenance and upkeep, and buyers are very very discerning when it comes to walking into a house and seeing how well it was maintained.  A home which has been rented for about 4-5 years, will never show the same level of maintenance as an owner occupied home.

Making it a Win Win for both Homebuyer and Seller

Anyone who knows me knows what a fierce advocate I am, for my clients.  I negotiate strong, always looking out or their best interests and giving them advice based on my experience.

I am also respected as a professional among my peers since I am fair and responsive.  I will return calls, respond to queries in a timely manner, accommodate requests and generally try to make it a win win for both sides.

Once in a while I get to hear the opinion of the other party - home buyer or sellers.  I know I have made an impression, when about a year after the transaction I get this email from Buyers of a house I listed for Sale.  They has their own real estate agent  representing them, but as all Realtors are aware - sometimes, to hold a deal together, we do the cooperating agent's work as well.

You are so kind to check in on us!  

We are doing fantastic, thank you!!  We absolutely love Williamsburg.  Our house is great, the neighbors are awesome, they just redid the pool this year (it's a salt water pool now :)  ) and we love it.  I run on the Struble all the time.  We belong to the YMCA and go every day, the kids are in tons of activities, we love the school (we decided on St. Joseph's for our kindergartner so he'll go there again next year for 1st grade).  I mean really, we couldn't be happier with this amazing location and town.  A million thanks for everything you did for us last year!

New Construction story - right upgrades and right timing...

I cannot tell you exactly how I will make a difference to your real estate transaction, because each transaction is unique, with different set of players and circumstances.  But I will confidently tell you, I am customer service oriented and fiercely loyal to my client's interests, so there will be a noticeable difference.  New construction is often perceived as a home purchase where the Realtor does not play much of a role.  Here is a story about how I helped a client with their new construction purchase in Applecross.  

We all know that the builder makes most of their money on upgrades...structural and design center upgrades.  This is one client who actually listened to everything I had to say.  (strange... even my own family doesn't do that!)  Valerie and Swapnil Kulkarni, bought this lovely house on my recommendation - the model, the lot, the upgrades.  2 years later, they called me to say they had to sell their home due to a job transfer!  Now, anyone who does real estate knows, that it is very very difficult to recoup purchase price within 2 years.  However the market was in our favor, the recession had ended - Downingtown schools and the Applecross neighborhood were both becoming popular.  I stopped by their home to give them an estimate for what their home would sell for.

As I walked around, I noticed that they had just the right kind of upgrades - not too much that one could not recover the amount put into them, and not too little to make the house look dull, drab an unattractive.  As I remarked on that - both burst out laughing saying... Bela, you don't remember, but we listened to every thing you told us at that time!  Long story short - we sold their home at a great price. Even after meeting all closing costs and Realtor fees, the Kulkarnis walked away with a tidy profit!

Keeping clients away from a Short sale - Success Story

The Sellers had tried to sell their home over several years, before they reached out to me. They called and said  "We recognize that you are the expert in the Downingtown schools area, can you help us?"  They believed I could help where the other Realtors had failed.  They asked to be released from their contract with the current agent and signed on with me.

Renting their home again was an option - but their last experience was not a pleasant one nor financially viable, so their preference was to sell.

Now, the biggest thing I have to overcome is the high 'Days on Market' count.  In a hot real estate market, which it currently is in areas covered by Downingtown schools, when a house sits on the market for more than 6 months, people start wondering 'whats wrong with it?'

The house is lovely, extremely well maintained and already priced below local comps.  So I set my marketing machine to work.  The sellers admit that the marketing materials were way better than before, online advertising exposure like never before and my level of communication and updates unprecedented.  While they were very happy with my services and attempts to market the listing, the real proof of my work is in meeting my clients goals - which in this case was to sell and avoid a short sale.

Well, after almost 2 months into the listing, after agonizing over a couple of lowball offers, the client decided to give up and make it a short sale. They stopped making their mortgage payments, started the short sale procedure with their lender and basically submitted themselves to a long haul of offloading the property and ruining their credit as a result.  To me, that seemed like a failure.  I had failed to help them achieve their goals.  Yes, I was saddled with marketing history, yes the neighborhood had its challenges, yes there are times when you have tried it all and nothing works.  But ...had I tried it all??

Procrastination actually made this story way more interesting!

Here's a success story that broke my long hiatus from writing these blog posts.  I just got too busy and neglected to write, what to me, was the best part of my work - the client stories.    I took so long to write it, I have way more good news to share with you now.

Its been over 3 years since I sold this home in the Twin Hills community of Chester Springs.   In 2012, the real estate market was in recession, my sellers were worried about lower home values... their move closer to King of Prussia seemed iffy and distant.

How many conversations I have had over the years with sellers, who agonize over and over about losing equity in their home, and prefer to not upsize or downsize, because they are simply paralyzed into inaction.  Well, these sellers took my advice to move on with their life, and I would help them get the best price possible for their home.

Great sellers - did everything they could to make the property look spectacular - professionally painted interior, handyman touch ups, carpet steam cleaning, thorough maid cleaning, deck staining...

They visited the competition with me and supported my suggestion to price at market value.

4 other townhomes for sale in the same neighborhood.  One became a rental, the other 2 still Active for Sale,  and 1 went under contract after over 6 months on the market.

The house my buyers did not buy....



When I first met my home buyers, they had already visited this lovely townhouse in a very desirable neighborhood in Garnet Valley.  They had connected with the listing agent and were getting ready to make an offer.

They were advised to get a buyers agent and their first question to me was - "How can you really help us at this stage?  We have already found the home we want to buy."

Not my problem....but can I help?



Ever forget to pay a bill or do something that lead to possible fines or a monetary loss??  Feel like kicking yourself afterwards?  Here is a mortgage story....

My clients bought a lovely new construction townhome.  The builder was giving a huge incentive to use their mortgage and title company, so we knew there was no need to shop around for the mortgage at settlement. One hopes that the lender's rep would stay in touch and follow up with his clients... Turns out, everyone dropped the ball and somehow the buyers never locked in their mortgage rate before settlement.  The interest rates were steadily rising over the period of construction - but the 60 day rate difference was small - about 0.2% approx.  However the perception in the buyer's mind was different, and he was feeling really bad about letting that important step slip thru the cracks.    

Now, I had the option to say, "I sent an email to remind you....you had signed a form for the lender that clearly stated it is the buyer's responsibility to lock in the rate (which was the mortgage rep's response to buyer) ...I handle real estate, mortgage is a completely different field....sorry I cannot really help in this situation". 

Would have been easy, but there would be a cloud over the buyer's joy at settlement.   Long story short, I jumped in, used all my persuasion skills and goodwill to negotiate a better rate from the lender, and managed to get a 0.125% reduction for my buyers.  A $20 reduction in monthly payments, resulting in over $7000 in savings for the buyer over the 30 yr life of the loan.  

Making my client's settlement worry free ...and their first home buying experience exciting...priceless! Buyers brought me flowers to settlement and thanked me for all my efforts.

Weekend Birder...making dreams come true - one client at a time!


If you are wondering what these two pretty backyard pretty pictures are all about -
The first one is from a magazine, an article about the weekend birder.  My client sent me this picture in April 2013 and said, "This is my dream home....Bela - find me a home that has a backyard which is like this!"  She wanted a reasonable size not too difficult to maintain, privacy to sip her tea in peace, quiet to enjoy nature - birds, butterflies, deer, not to mention lovely plants and a lush lawn.



After a thorough search, about two months later....she bought her dream house in a wonderful, quiet, Downingtown neighborhood.   This is the picture of her backyard she sent me in August 2013. Yes she does sit on her deck with her binoculars and enjoys the birds.  The picture says a thousand words - but the email had just a few more...

"I LOVE my new house!   It is PERFECT!  The yard is exactly what I have dreamed of, the house has so much more space for living and for storage, but it doesn't feel too big.   The yard is so peaceful and quiet and private and beautiful!  One of my new neighbors brought me cookies on Saturday!  THANK YOU for working to make this happen!  I'm looking forward to having you over!"

Do you really need a Realtor??

If you find yourself thinking
- I found my house online - do I really need a real estate agent?  
- If my tenant wants to buy my house, I will save Realtor fees if we can work out a deal ourselves?
-  I am going to buy new construction - won't they give me a better deal if I do not have an agent?
- An investor offered me a decent sum for a fixer upper home that I own and want to sell - do I really need a Realtor?  

This last question was not a concern for one of my clients.  She emailed me right away and asked - "Bela, I have an offer from an investor - can you run some comps and let me know what this house is worth.  Should we list the property for sale or just take up this offer?"  Thank you for that confidence and trust, I strive to earn that from every single client.

Buying a house on the Internet - my first blind sale!

Buy books or music online?  Sure.
Clothes and shoes without trying them on?  Maybe.  
Your first home? Well....maybe that's stretching it!

Or Not.
I just helped a buyer settle on a property that he had never seen.  My buyer lives in Alaska and was looking to invest in real estate in the Downingtown, West Chester, Exton, Chester Springs area.  He felt it was the right time, he had saved up the funds and had a trusted local Realtor.  That's all he needed to know.

The deer sold the house - Byers Station, Chester Springs!

This is  the view from the deck of a house for sale in Byers Station.  The view ofcourse from beyond the  well maintained deck and lawn.  (Yes, Byers Station in Chester Springs does have some lots with backyards like this!)

We were visiting this well maintained and updated twin home for sale.   At the very moment my clients stepped out on the deck to admire the backyard view, the deer family came out from the woods to take a peek at them, the possible new owners of the home.  Look closely and you will see a family of deer in the center.

Needless to say, that moment did more for selling that house than all the marketing combined... or anything I could ever say in its favor.   These were first time buyers, who were hoping for a house less than 6 years old, with a nice private backyard in the Downingtown East school district.  They loved the property and were very excited to see the deer and took pictures.  I big thank you to their teenage son for taking this picture in the few seconds we had - and for sharing it with me for my blog.

Back to real estate 101 - We made sure to check that the property met all their criteria, we negotiated a great price (yes, even though it was only 2 days on the market and had multiple offers), did our due diligence with inspections ....and the property settles next week.  I am sure the proud new owners cannot wait to sit out on the deck to enjoy this view everyday.  Look out for their testimonial on my blog shortly.

Sigh!  I love such success stories!  Can I engineer this again - you think?  One of my buyers is looking to upgrade from a town home that has a very restrictive HOA rules.   They do not allow bird feeders and the one thing she is really looking forward to, is putting one up in her new home.   Strategies for attracting birds anyone?  How do I get them to show up at the right time?
