Before and After Photos of Home Renovations

Family Room Before
Family Room After

Real Estate is Location, location, location! Recent clients really loved this Chester County location because it was central to family and friends-some in Delaware County, some in the State of Delaware and they have kids living in New York City- so access to Downingtown train station was a must.

When looking for homes they were not finding anything just right. But this house had the perfect location, size of house, great yard and a finished basement, all of these elements exactly what they were hoping to find in a home. Decor was not to there taste, inside the house was very dark and outdated. After giving this house some though, they decide to go ahead and purchase the home with plans to renovate after they moved in.

So they moved in and in a few short months they completely redid the cosmetics....painted the entire house -new fireplace mantel and surround-new light fixtures-removed all gold hinges and door handles- redid all flooring and baseboards -stairs-removed the half wall and added  a new kitchen island.

The above picture is what the family room looked like before and after. Its hard to believe this is the same room,it looks so much brighter and open with the half wall gone which makes the room even look much larger than  before. The clients are now delighted to live there!House looks great-access to restaurants-nature and loving it!

915 Noble Dr- Downingtown-Home for Sale in Welsh Ayres Community-Downingtown Schools- MLS 7174307

Very well maintained home on a quiet street, with an awesome backyard awaits new buyers. This neighborhood in Uwchlan township, is most popular for its location and lovely lots.  Welcome to a half acre private, lush green backyard, that has the added bonus of backing to HOA property, which means you maintain less, but have access to a much bigger open space.  The sellers have built an addition to extend the family room, that has special architectural details. The dining area was also bumped out, to create a much bigger open floor plan. The great room has a brick fireplace and large floor to ceiling glass windows, that offer spectacular backyard views. The main level has a formal living room and formal dining room as well. The Kitchen is flooded with light, has Corian counters and a large pantry.  Upstairs, in the Master bedroom, is a recently remodeled master bath, with a double sink and large frameless glass shower.  The walk-in closet in the master bedroom has built in organizers for efficiency.  The Hall bath has been recently renovated as well, with a large sink and modern finishes.  Sellers have made many updates over the years, a new roof (2009), new AC/Heat pump (2006) and new siding (2009), garage doors with openers (2000), and new hardwood flooring in foyer and dining room.  The extra-large deck is extremely well maintained and designed for backyard celebrations.

Nice quiet community with mature trees and friendly neighbors who love living here.  Situated within the highly acclaimed award winning Downingtown school district, home of the STEM Academy. Conveniently located near the PA Turnpike, Routes 100/202/401/30/113. Less than a 10 min drive to the train station for a Philadelphia commute, or to catch the Amtrak into NY city. This one is as truly a gem.  Grab it before it is gone.  Did I mention the home is extremely well maintained.  Nothing to do but move in!

These smiles after settlement pretty much say it all - what a success story!

These are the smiling faces of my wonderful clients who just bought their first home!  Buying a home can be daunting - but this couple did it just right in my opinion.  Did their research, engaged a knowledgeable local Realtor, asked a lot of questions, weighed all options, waited for the right home....and when they saw one they fell in love with, never hesitated a bit!

We had to fight other buyers over multiple bids and deal with the appraisal that came in short, yet they never lost their unwavering faith in me through it all.  Always tried to understand pros and cons and trusted my advice as to the next steps.  It was a textbook case, of how a seasoned agent who is strong at negotiation, understands paperwork/contracts and is fiercely protective of the client's interests, can not only hold the deal together, but save the home buyers big $$$$!

Yes, in a multiple bid we managed to bid just the right amount to be the winning bid, and ofcourse managed to negotiate a failed appraisal to the buyers' advantage.  The trust that these buyers had in me was truly very humbling.  You can tell I had to be on top of my game,  I just couldn't let them down.  Yet another perfect example of how you can save a lot more with the right Realtor!

This was extra special to me because as I with with young couples like them, I see in them, my own kids a few years down the line, possibly with their significant others, going thru the same house hunting process.  So Abhi mentioned her dad is a Realtor in India... likewise, my kids may be looking for a home in another state or even another country.  I hope their experience is awesome as well, and they have such happy faces at settlement!

I cannot tell you exactly how I will make a difference to your real estate transaction, because each transaction is unique, with different set of players and circumstances.  But I will confidently tell you, I am customer service oriented and fiercely loyal to my client's interests, so there will be a noticeable difference.  Read about my other Success stories here.

News regarding Sunoco Pipeline in Chester county

Just in from the Suburban West Realtors Association

Residents air concerns about pipeline ‘bullying’
Led by state Sen. Andy Dinniman (D-19th), local residents frustrated with the alleged tactics of Sunoco’s ‘pipeline agents’ delivered testimony about their experiences during a rally at a former Revolutionary War battlefield in Malvern. Sunoco has plans to lay pipelines across Chester County and has contracted agents to negotiate easements with residents in order to lay pipeline through their property. The event, organized by Sen. Dinniman, drew roughly 30 residents and revolved around the theme “pipeline bullying.” During the event Dinniman highlighted legislation he has proposed to handle disrespectful and abusive agents. The legislation calls for background checks and requires land agents to have a thorough knowledge of Pennsylvania’s eminent domain laws. He said if agents fail to adhere to the criteria specified in the legislation, they could lose their right to practice their profession. In more serious situations, some could go to jail. Dinniman said Sunoco is involved in 36 lawsuits in Chester County, 33 of which deal with eminent domain. State Rep. Duane Milne (R-167), whose district is also impacted by the pipeline construction, said he is sponsoring legislation similar to Dinniman’s. He said some pipeline agents have behaved like they belonged in the “wild west.”

Spring Break in Jamaica

Negril, Jamaica was all about white sandy beaches, gorgeous sunsets, refreshing pina coladas, hair braiding and snorkeling with colorful fish. Very touristy but a treat to watch locals jump off a 120ft. cliff into the water, while listening to great music at one of the best locations along the shore - Rick's cafe. Friendly, smiling staff at the Riu Negril but we were not quite enamored by the all inclusive experience.

Travel agents, Trip Advisor and friends suggested there aren't many family friendly alternative options. 'Irie Mon' - No Problem as they say in Jamaica. Our next stop was the sprawling Richmond Hill Inn in Montego Bay with gorgeous views, tiled floors, iron scroll work, antique furniture and eccentric owners, offered everything that the all inclusive did not. Sipping rum by the poolside bar while watching the sun set and chilling out with family - priceless!

Took us an hour to climb the Dunn River Falls, a definite highlight of the trip. Rafting on Martha Brae was special because of the conversation with the locals, managed to get on the potter's wheel at Wassi Art pottery and bit into fresh fruit at the local market. Had cricket conversations with the cabbies, read up on history from the guidebooks and caught snippets of great reggae music everywhere. Even the Coldwell Banker signs all over the island did not remind me of home or work.

The direct fight to Philadelphia brought us back to Downingtown real soon. Watched Cool Runnings yesterday, a Disney movie about the Jamaican Bobsled team. Trying to hold on to the vacation just a little longer...

So did we miss anything special? Which part appealed to you the most? Did I convince you to put Jamaica on your list of destinations?
