Williamsburg Community - Downingtown- PA 19335


Williamsburg is a very popular community in Chester County. It is very family friendly oriented and has a lot of amenities. The community has its own swimming pool with a clubhouse that is available to rent for birthday parties and pool parties, a playground, basket ball court and lots of planned community social events  like the huge annual community yard sale, Easter egg hunt,movie night at the park etc. In October enjoy the adult only Oktoberfest celebration in the clubhouse ,where the neighbors mingle while enjoying some German beer and brats.  

Struble Trail
 From Williamsburg their is a paved access trail to the Struble Trail . The trail runs alongside the Brandwine river , there you can bike, run, walk your dog while taking in the beautiful scenery or go fishing. Downingtown borough in only a 15-20 minute walk along the trail, there you can go shopping or have dinner in the local restaurants. 

The community has over 400 homes, that consists of carriage homes that range in square footage 2000-3000 square feet. Medium size single family home that range in square footage 2000-3000 square feet. The larger single family homes range in square footage 2400-4200 square feet. 

The community is in a very good location with easy access to the regional rail (SEPTA) for commute into Philadelphia, and access to  major arteries like the PA Turnpike, Route/202/76/113/401 and the 30 Bypass. 

Williamsburg is located in the highly ranked Downingtown Area School District and home of of the STEM Academy voted the number one school in Pennsylvania a few years in a row.

Making it a Win Win for both Homebuyer and Seller

Anyone who knows me knows what a fierce advocate I am, for my clients.  I negotiate strong, always looking out or their best interests and giving them advice based on my experience.

I am also respected as a professional among my peers since I am fair and responsive.  I will return calls, respond to queries in a timely manner, accommodate requests and generally try to make it a win win for both sides.

Once in a while I get to hear the opinion of the other party - home buyer or sellers.  I know I have made an impression, when about a year after the transaction I get this email from Buyers of a house I listed for Sale.  They has their own real estate agent  representing them, but as all Realtors are aware - sometimes, to hold a deal together, we do the cooperating agent's work as well.

We are doing fantastic, thank you!!  We absolutely love Williamsburg.  Our house is great, the neighbors are awesome, they just redid the pool this year (it's a salt water pool now :)  ) and we love it.  I run on the Struble all the time.  We belong to the YMCA and go every day, the kids are in tons of activities, we love the school (we decided on St. Joseph's for our kindergartner so he'll go there again next year for 1st grade).  I mean really, we couldn't be happier with this amazing location and town.  A million thanks for everything you did for us last year!

Downingtown 2013 School Redestricting now official

The DASD school board has voted in favor of the recent redestricitng plan proposed by the committee.

The plan calls for many changes at the elementary level where borders were reset to redistribute the numbers based on capacity of the nearest elementary school.  At the secondary level the only major change proposed was to move 2 neighborhoods - Williamsburg and Norwood House apartments from Downingtown East to Downingtown West schools.  A recent article on the Daily Local News provides some more details about the decision.


Yes, change is tough to accept - but one has to ask - was this really necessary?  Many children from these 2 communities go to private and charter schools, so the real numbers appear to be too few to make any major impact.  The STEM academy has reduced the congestion at the high school level and the 6th grade center has helped the realignment at the middle school level - so once again was this really necessary?  What about future growth plans? Apparently, based on permits obtained and info given by townships - it appears that the majority growth in the district is likely to be in Downingtown West - so redestricting the secondary students of these 2 specific neighborhoods seems unnecessary in the long run in my humble opinion.

Well - inspite of the protests by the homeowners and petitions signed - the school board has voted and the decision has been made.  Perhaps time to pay more attention to elections of school board representatives?
Time to see if this decision will impact real state values in these communities?  The recent home sales in the Williamsburg have been great - with really low days on market.  I have several buyers who will not consider Williamsburg just because of this change - even though they believe the neighborhood is great and location excellent.
